First Time Buyer

First Time Buyer. Have began to view a few properties which includes one tomorrow which all being well I will place an offer on as it's on the area I want and in my price range. Fingers crossed!
A few months I went to a IFA and got a mortgage promise and my top range is around £130K on a 27k salary rising to £30k later in the year.
I would expected to have a deposit of around 13k in the next few weeks so I'll need a mortgage if around £117K.
The IFA I used I has just retired. So I need to view a new one if I need a mortgage application made.
IFA or deal directly with the banks?
Any other advice on solicitor fees etc? I have some cash in a saving account around £5K to pay for solicitor and first home essentials fridge etc ...is this enough ??

Find a mortgage broker.
They'll be far better than an IFA at this. Find one who only takes commission from the mortgage company not a fee from you.0 -
Solicitors - £1300-1500 (if freehold) more if leasehold.
Valaution - free-£700 depending on the level of report you want (valuation, homebuyers, structural).
A broker will be on hand to answer questions along the way and you can pick their brains. I have had a whatsapp message at 7.30 this morning, answered it at about 8.15! The bank wont open until 9 I am guessing and then it is a call centre and that would involve the customer calling on her lunch hour probably... Brokers do have other benefits over banks.
