How much can I borrow calculators accuracy

Are those calculators actually accurate or should you reach out to the bank directly? They only take into account income and not credit score or any other details so it does not feel like this is accurate. Do I need to go into a branch and talk to them if I want a good estimate?

    They are as accurate as the information you enter. 
    By that, I mean if you put down that you receive £20k income and £5k bonus for example but their criteria is to only accept 50% of bonus income, then it is going to give you the wrong result.

    The things where people usually go wrong are self employed income, non standard income (bonuses, overtime, commission etc), benefits and maintenance. What you can find is different lenders will have differences in what they will accept. 

    Your credit score does not affect how much you can obtain, infact most lenders will not even see your credit score. They may use A credit score, but it will be one using their own algorhithm, one that uses your income, how many children you have and so on - the various things not on a credit report.

    Speak to a good mortgage advisor if you want an accurate idea od your borrowing capacity, almost anything else is at best an educated guess.

    Go into a Bank Branch and talk to them if you have plenty of time and endless patience. Otherwise speak to an independent broker.
