Does anyone have any experience of Retirement Bridge (www.retbridge.co.uk) and know if even if they don't own 100% of the property do they still appear as the sole registered owners of the property on the land registry?

This sounds highly unlikely to me. The land registry reflects the ownership of property. If it says there is only one owner, then it's highly unlikely there is another.
The register can be temporarily out of date if there has been a recent change. There is also the concept of 'charges'. If you take out a mortgage, the lender places a charge on the registry. That doesn't change the ownership, but prevents the owner from selling without permission from the lender.
You need to get a look at the contract between the occupant and retbridge.1 -
Thank you that helps a lot.0

I recall there did use to be unregulated ‘sale and rent back’ companies. With regulation, they shut down. I don’t know anything about Retbridge or if they were formerly in that market. It would be clear from the Land Registry records if this was the ownership arrangement for a house you’re enquiring about.0

It appears to comprise a large group of (presumably) connected companies:0

A home reversion plan requires a legal conveyance transferring legal ownership or a proportion of it to the reversion provider.
If only a proportion is transferred, the reversion provider and customer become joint owners on a tenants in common basis.
Details of ownership must be registered at HM Land Registry.
