Scary homebuyer's survey...

Hi all
Just looking for thoughts more than anything on what is easily the worst home buyers report I've ever had, or so it seems. 
I know that a lot of the content is often 'scare mongering' to an extend and covering the surveyor, but there are a couple of things on this one that concern me and I am considering whether it might a money pit.... 

There are 15 number 1s on the survey, the most I've ever seen.

Roof coverings
The roof coverings are old, badly weathered, very uneven and in poor condition in places.
Several slates on the roof are damaged cracked and slipping.
The roof has had repairs including the use of self adhesive reflective tape - this should be removed and replaced with a new tile or durable material such as lead.
Cracked sections of verge mortar require patch repointing. 

Main walls
Open jointed and cracked mortar and brick courses were noted and some minor patch-pointing is required at lower levels. 
Evidence of significant and noticeable movement was observed in ways including significant cracking both internally and externally to the kitchen. It is not possible to say from a single inspection that further movement will not occur. Attempts to repair/disguise such movement in the form of patch pointing appears to have been carried out and subsequently recracked. Evidence of reciprocal cracking was also noted internally particularly in the kitchen. There is therefore a serious risk that movement may be progressive.

Other joinery and finishes
The external joinery comprises of fascias, soffits and bargeboards made of timber.
Most of the joinery is old, badly weathered and rotten in places.

Roof Structure Internal 
The south eastern brickwork party walls appear incomplete in areas with evidence of losse and missing brickwork noted apparent as viewed from hatch entrance. The party wall has not been full fire-stopped and sealed.
The roof is poorly ventilated. Signs of possible condensation was noted extensively on structural roof timbers. 



The list goes on and on, including high damp readings, no air vents in the blocked chimney breast etc. 

The one that concerns me the most is obviously the movement... am I being overly cautious or is it as bad as it reads? Waiting for call with the surveyor but seriously considering running for the hills!

  • Is the property on a hill of any kind, if subsidence is possible then that's definitely something to avoid! We sold a house years for 85k that I had a suspicion was subsiding, my partner wasn't so sure though and nothing came up when we sold it but a few years later it was sold again for just 40k so clearly there was an issue!

    At least they did not say the roof needs replacing, although it needs some tlc.

    Replacing barge boards etc is a standard sort of job, and not very disruptive. You could get a good idea in advance of how much it would cost.

    I am guessing the kitchen is an extension that has moved, as the rest of the house is unaffected?

    I'd get the movement checked out. The rest sounds self-explanatory and just a multitude of "normal" maintenance/improvements.
