Pretty much two options
1. The brother re-mortgages in his own name and she comes off the mortgage
2. The property is sold and there is no mortgage any more
Taking no equity only helps in the re-mortgaging for affordability, nothing else really.1 -

How they do this, practically, is something for your girlfriend’s family to resolve, rather than you and your girlfriend. At the moment she, her mother and her brother are tied together by the property and mortgage. As an adult, she’s entitled to have her own life, so if her mother and brother can’t actually afford a property without her then presumably they need to sell and look for social housing. Was this discussed when the mortgage was taken out?

She's also doesn't want any equity, she's happy to gift her share over. The only issue is the mortgage Co won't put it in brother's sole name.

Ultimately it is the brother being the awkward one. The sister went on to help them out, they did their part and gave it a few years. The brother should be bending over backwards to try and find a way to get the sister off the mortgage if thats what they want. If there is no lender, then you sell up. Its not the sisters fault you have picked up bad credit, they were nice enough to help you out.

Mother has a job with a salary of £25,000 a year and £70,000 in savings.
Could she buy the property from her children with the savings/a mortgage in her own name?
The son could then live with mother as her lodger and pay her rent to help pay her mortgage.0
