    The whole scheme of assessment for an EPC is flawed...and I guess the requirements and training for assessors is poor.
    I was recently involved in a couple of property sales that had qualified surveyors doing the Home reports and assessing the EPC (Scotland).
    One building both buildings were constructed in the same period but of different design. One a highly insulated timber frame and the other a standard brick/cavity waIl. I knew the buildings well.
    Timber frame one no issues.
    Cavity on the other was assumed to have cavity wall Insulation ( it did not ) but it was maintained it did as  the surveyor 'though' fill holes could be seen.

    A flawed guess from a qualified pro so what hope do we have that basic assessors will be any better?

    As said a good scheme in principle but falls well short in many aspects.
