Estate agent is trying to sabotage my offer, please advise

It seems just as likely to me that the vendor is dithering and can't make their mind up.
unlikely. This sales pitch by the estate agent is a frequently used method to generate more commission and hit targets. Whether they would go through with it is a different matter but what they are trying to do is the ugly bad side of sales that is seen time and again.
