One Mortgage 2 titles

We are first time buyers and think we have found a property we like.
The property is listed at £90k but there is also some land next to the property listed at £50k and is <0.2 acres.
We have confirmed with the seller that it did use to exist under one title but it has recently been split and the land receiving planning permission.
We are wondering if it would be possible to actually get a mortgage for the land and the property together under one single mortgage or if this is out of the question. We have seen both listed together at £140 but we were told that this was an old listing that should have been taken down after the split.

I have a single mortgage for two titles, which wasn't a problem for me. I don't know whether the planning consent on one of them complicates matters.0

How big is the land and what would you be planning to do with it? Any development would need lender’s consent (unlikely to be provided on a normal mortgage) and they might be concerned that’s what you’re planning to do given the history.
Two titles by itself shouldn’t be an issue.0
