Remortgage or product transfer advice

My fix is coming to an end in July, and I am looking to re-fix the interest rate. At the same time, I need to extend my lease as it will be at 83 years. I can only pay the premium by borrowing more on the mortgage. Whereas I would normally stay with my lender (Santander), now I don't know what to do. I also want to extend the mortgage term back up to 30 years, to keep the monthly payments down. I can see the interest rates going up and want to lock into something before they hit 6 or 7%. Santander have said I could do all three in one go (extend the term, re-fix the interest rate and borrow more), but the extra £12000 or so would be subject to interest before the fix starts in July. If I switch to another lender I will have to pay legal fees. Can anyone recommend a solicitor who doesn't charge extortionate fees? I'm on a budget as I have to put money aside for the lease extension legal work. I am based in South West London. A two year fix with Santander is now 5%, up from 4.79% a few days ago. Been looking at Nationwide as they offer free legals or £500 cashback. Phoned them today, and they said I would still need a solicitor with the free legal offer.

You will need to do a full application as you are changing term and loan amount. So there is no benefit with staying with the same lender.
The free legals offered with any remortgage will only relate to the simple remortgage legal work. You will need to pay extra for any legal work relating to the lease extension.0
