Mortgage on an inherited property

My niece will inherit her mother's property which has a small mortgage on it. Probate has been granted. My niece is getting a mortgage to pay off the current mortgage and some credit card debt. She's had it agreed in principle. My question is can she get a mortgage before the house is transferred to her to pay off everything and then have it transferred. I'm the executor and getting conflicting advice. Thanks hopefully

    Solicitor advice would be best.

    But surely the inherited property will have had the mortgage paid off?

    you as executor would have to sell via a solicitor for the house sale, and then estate would be paid by her lender etc
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Would the lender really give her a mortgage on a property that isn't hers yet?  I suspect, as with a normal house purchase, the two mortgages and the transfer of the property will need to be coordinated to happen at the same time - which probably means a solicitor/conveyancer.
