Credit check after Fixed term ending

Hey all

Bit of a very premature questions but want to check 

If when my fixed term comes to and end I decide to stay with my mortgage lender - and just product transfer would this incur charges or another credit check ?

thinking about changing jobs to something with slightly less take home pay a month and want to know if its going to cause me trouble further down the road

  • There are usually some options with a fee, some options without - but with higher interest rates. From memory they do affordability checks so you’d need to show you could afford it.

    Can only comment about NW... if you choose another product then it will depend if it has a product fee or not. In most cases if it does you can add the fee to the mortgage so not something you have to pay up front. 

    I've not been asked to provide any evidence in relation to affordability when switching, don't think there was a credit check either but it was too long ago for me to check now. 

    Obviously if you choose to switch bank then thats a totally different story.

    It will not be a problem with a mainstream lender like Halifax/Nationwide/Barclays/NatWest.
    (some specialist Lender's effectively underwrite a product switch, treating it like a re-mortgage)

    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.
