Missing x husband and title deeds

Hi everyone, i have a strange question.
My x husband walked out of our joint home nearly 3 years ago and abandoned me and the mortgage.
after he left i found out he had made us tenants in common on the land registry.
I have paid the mortgage payments ever since on my own.
I have my divorce as of 5th Jan 2024.
I have no clue as to where he is, He was reported as a missing person when he went.
I now want to take his name off the title deeds but the forms state HE has to be in agreement which is just not possible.
Any ideas please

Did your divorce include a clean break agreement or financial order? Not even sure if one is possible with a missing respondent.1

The Divorce went through with no finance attatchments or orders as we couldnt find him0

Certainly something you need legal advice on, but you may be stuck for 7 years if the only option is to go down the ‘declaration of presumed death’ route...

Thanks , we dont think he has died just dosent want to be found which is his right i suppose but i dont think its right for him to have a claim in the equity of the home when he isnt paying0

Very much a case of tracing him and then the two of you can transfer the legal ownership as appropriate.If he can’t be traced and is presumed dead then a court will be involved to confirm

What attempts have you taken to trace him? e.g. employing a tracing agent? A court is only going to help as a last resort (hence those classified ads you see inviting people to come forward and defend pending actions against them).0
