Santander rate increase and panic mode

I think I am about to answer my own question here..
 Looks like Santander are increasing their fixed rates from tomorrow but I am considering accepting a product switch offer which is 5 years @3.89 plus £999 fee or 4.18 no fee, coming off a 5.19 fixed rate ending 01.06.24 ( no ERC)
With rates going up and down Would it be best to accept this deal today or take a chance on a better deal arriving in the future? 
Sorry,  I had hoped to last this one out till the weekend but just went into panic mode with today's announcement.
