Oh god I hope AGG is right because I’m finally what I thought is out of the adverse category just had a CCJ come off mine think I have 1 missed payment from like just over 5 years ago and have my first appointment with Halifax on Monday to look at options so I do hope we aren’t classed as adverse.
not to highjack someone’s thread but when are you deemed adverse like afew missed payments or when you Start to go down the default route.£2820/£4000 0% 24 months pay £150 HSBC
£2,100/£3000 0% 27 months pay £150 M&S
£3,050/£4000 0% 27 months pay £150 HALI
£2,200/£7250 0% 14 months pay £60 RBS
£990/£2000 28% Zable closed £60
mortgage £22,000/£89,000 2 years left0 -
There is not really an answer to that question, every lenders definition of adverse will vary.magpies79 said:Oh god I hope AGG is right because I’m finally what I thought is out of the adverse category just had a CCJ come off mine think I have 1 missed payment from like just over 5 years ago and have my first appointment with Halifax on Monday to look at options so I do hope we aren’t classed as adverse.

You could have someone who pays late or misses payments every few months, to me their credit report would look worse than someone who has a 4 year old default for £20 because they forgot about the last payment on a mobile phone bill.
You should be fine on the high street with 1 late payment, dont worry.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. She did, she also showed me how much I could get from Natwest when she did a check of products and it was less than I needed. You do of course have solely what I've said to comment on. With the holistic, lived experience, I am extremely happy with the service she gave, 5* reviews from me, a good (in the current climate) fixed rate and submission to approved in 4 days - which I really needed to give my vendor's reassurance, as I haven't yet sold my property! I would absolutely recommend her in a heartbeat - if anyone is interested that isn't a competitorACG said:
Did the broker know you had these AIPs? There are times where you can get AIPs but we know full well a full application will end up getting declined. There could be other things that were problematic, but solely from what you have said your broker has not done you any favours.annetheman said:
To be fair I did get a couple of AiPs from high street (NatWest and Nationwide) but I didn't want to apply myself because of that missed payment - in 4 years when it's off my file, I'll probably still use a broker just because she might have better deals from broker-only lenders! But for OP I would 100% recommend a broker!ACG said:
Noooo! Your kidding?annetheman said:I would 100% recommend paying for a broker who is experienced with adverse. I have 1 missed payment paid in full 2 years ago - this is considered light adverse but my broker also does more complex. As you can see from my signature, I also have a lot of unsecured debt, albeit less than 35% of my total available credit. All this and my annual take home is over £100k, the mortgage £347k - affordability not an issue but many brokers and lenders would reject due to the adverse and debt.My broker handpicked lenders who have that more “human” approach - she talked me through everything and made exactly the right choice. We applied together on Saturday 13 Jan and got my offer 5 days later, Wednesday 17 Jan. Very happy to share her info!
I am not here to slate other brokers, but there is no way what you describe is anything other than high street. Unless there is something else you have not mentioned.

As I said, I am not on here to slate other brokers. Financial services does not exactly have the best reputation does it? So the better my peers do, the better reputation our industry gets and that can only benefit all brokers.annetheman said:

There are countless posts on here where I will stick up for other brokers.
What I was saying was for your benefit as I do not want to see people overpaying. I dont come on here to generate business, I came on here before I became a broker and I researched real life examples of things people posted on here, it helped me when I did become a broker. So its nice to give something back and also learn from what others have done.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. I've signed up with Haysto and paid them a small fee after some other discussions with other 'specialists' who reminded me more of double glazing folk and seemed overly keen on pushing me to go for a full application.I would 100% recommend paying for a broker who is experienced with adverse. But please message me with her info annetheman !
