Mortgage on a new house

So I have a 2 bed house it’s increased in value 40 thousand in 5 years. So If I move I could put a deposit of 72 plus maybe 20 in savings. I looked at another house but the living room was smaller than mine and I couldn’t fit furniture as it’s a new build. My ideal house is a few streets I like.
