  • It isn't me you need to convince the expenses and thus losses you claim for the B&B are allowable, it's HMRC if or when an enquiry is opened.

    I expect they would have questions about your personal living arrangements and costs hence my comment about the annex.

    I was simply trying to advise you that professional advice at this stage might be worthwhile.

    Secondly, I can claim nearly all household expenses, as nearly all household expenses are attributable to the B&B and not my own personal living.  I live in a very small annex.  The rest of the property is solely for the B&B

    HMRC will be interested in how you calculate the split.

    Particularly as according to his postings in late March last year the OP was living in the house as his main residence and the annex, which needed a new roof was used solely for the B&B.
