Some lenders do not send out a surveyor or ask about it... I agree. That's the problem. A guarantee might exist but the state of the roof isn't stated at the time of installation. The FCA and lenders have zero strategy or agreed way forward with regard to this type of insulation. They are stuck between the insulation having caused possible problems in some installations and the great insulation benefits this type of installation gives. As a property trade, they don't really know what they are doing. In the mean time, property's with it installed are largely un-mortgageable.

We've been going through this exact situation with Spray foam insulation that didn't have good documentation.
Barclays asked for proof of guarantee/reputable installer OR a report from a structural engineer, we arranged the invasive survey, which came back all OK. Despite this Barclays still refused to lend anyway and asked for it to be removed.
The seller ended up having to get the foam removed and re-surveyed mid December, we got the mortgage offer through today.
Lesson learned about wasting money on surveys when the answer would be No either way.0
