Also if I'm honest here, I feel abit cross that our neighbour was looking around our home (although it was rented out at the time) when he knows the agent well and surely could of trusted his judgement on how well the place had been kept.

    It's not your home, it's the person's who is renting. And yes, inspections are normal practice.

    Mads did you have an inventory done?

    When did you return? i mean how long after the AST ended?

    I would have thought that you or the agent should be making the assessment of what is fair wear & tear/ whats damage, not some total stranger. Failing your ability to be there ( ie if you were out of the UK) then an independent inventory co should have been used, although that will have cost you cash.

    It sounds like all went well, until the OP found out that the new LL had inspected her property to see how the tenants had treated it.

    I can understand the initial reaction in finding this out, especially if it's her home, but she has probably come to terms with this now and can get on with her life. Those of us who let properties out for the course of a business treat them as more of an asset rather than a home, so we may feel a little more detatched.

    The tenancy has now ended, so she can get on with her life.
