Remove name from Joint Mortgage

Hi
I have the above issue with some whose English is not good

He is going through a divorce and is in shared ownership

His mortgage provider is willing to take his name off and leave the wife's name but needs a letter from him and a letter from Landlord he has sent several emails to  the landlord asking for the letter but to date not gotten a response
As the wife is now paying the rent and service charge & Mortage as he lives with family and friends

What is the next step he can take to get this issue resolved he wishes to move on and see if can get a mortgage for his own place

Any help with this issue would be grateful

What sort of letter? If he has a contract, why is it not sufficient?

As the flat was bought under shared ownership the lease is both names on the original lease and as they are divorcing the lease needs to be in one name or a letter from Lanadord to say they are happy for this to be done so the husband's name can be taken off the joint mortgage

Why do they need anything from the landlord at all?
Surely if the wife can show that she is financially able to take over the mortgage, and he can confirm that he’s got no interest in the property, why is anything else is required?
All shall be well, and all shall be well, and all manner of things shall be well.

Pedant alert - it's could have, not could of.

If your friend is trying to get his own mortgage then he will want to be off of the lease agreement as well as the mortgage.
Otherwise he would remain liable to pay the rent if his ex-wife fails to do so at some point in the future, and would need to declare that liability on his mortgage application...

Yes I see what you are saying but if Landlord is willing to give the letter to say ok but my friend is as he wants move on as came out bolt out of the blue
As he has the letter to ask for his name to be removed from mortgage account
and the above snip was form sent by courts to the wife

It's not clear what you're asking, but the lease, ownership and mortgage all get changed simultaneously. The solicitors deal with the formalities - in this scenario the bulk of the work is done by the wife's solicitor.
