Natwest Product Transfer Rates

I was just having a look at the latest Product Transfer rates and I see that 2y fixes are continuing to edge up. I also didn't realise there is now such a spread between the fee and no fee tracker. I suppose, they are expecting people to switch off them quite quickly?

I also just noticed that they are now only offering 2y trackers to new customers at 60% LTV. Is this because they are expecting valuations to fall?
