Remortgage debt with a HTB Mortgage

Hi everyone!
Can I remortgage my HTB mortgage and pay off existing debt assuming I’m in positive equity, but keep the HTB loan.
So for example
House Value: £260,000
Current mortgage balance: £150,000
HTB loan: £52,000
Existing debt: £40,000 - include in remortgage
Remortgage for £190,000 to pay off existing debts (loans) but do not include the HTB loan into the new mortgage.
Is this possible?
