    I have just got off the phone from an operator at Target. He was brilliant, helpful and empathetic to our situation. He said to call after 6pm in the evening as this is when  the solicitors have all finished calling, therefore you're much more likely to get through.

    Also, he said their emails have had serious issues so they are having to manually search for emails received within the past 10 days. The organisation is clearly a joke but as ever, they do have good people working for them. Hopefully a few tips to help you to get through.

  • Hi all, I received my redemption statement a couple of weeks ago, but now my sale price has gone down by 7k - does anyone know if I need to request a new redemption statement? My valuation is the same as my original sale price (i.e. 7k higher than sale price), therefore what I repay Help to buy will not change, but I still wonder whether I need a new redemption letter?

    Hiya , you can only get a new redemption statement when the current one expires and can get a desktop valuation extension within 2 weeks before expiry date of the current one. 

    I'm sure you could technically get another one but you would have to pay again and re send and wait for another redemption statement from lenvi  and that's only if they think the market value is what you sold it for as you pay the higher of the two. So for example your house is valued at £200,000 but you sell it for £180,000 , you'll pay 20% of £200,000. 

    That's how I understand it anyway

    Thanks, I managed to speak to someone tonight about it. Basically I didn’t need a new redemption statement as I am selling it for less than before, and the valuation is the higher of the two. So what I am paying to HTB has not changed.

  • I’ve been following this thread since about page 16.
    I keep trying but I nobody picks up.
    I’m literally in the everlasting queue right now!

    I want to do a part redemption.
    I emailed them, no response.
    calling them, no pickup.

    Feels like we are not getting anywhere.
    in case anyone reads the previous posts before this and gains a slight glimmer of hope, don’t!
    the everlasting queue is still very much a thing!
