I was sent this in an e mail from VOA "Sales evidence in your locality, very close to the valuation date of 1 April 1991 (no more than two years either side of this date)," what does mean then?

There are at least 15 other properties in the roads around me who have larger extensions & are in band D, how can that be?

It means if you have any relevant sales evidence between April 1989 and April 1993, to back up your request for a lower band then you should inform the VOA and they will consider it. Because house prices fell from 1989 to 1993, the VOA will calculate what the April 1991 value would have been from the evidence supplied.

Thank you lincroft1710 I did that.

If the Band D properties have been extended by the current owners then CT legislation does not allow the bands to be increased until after the next sale of the property. But only the VOA will know the actual reason

Thank you I know that, I have NOT sold my property it was extended before I bought it .There also property with extensions over 100sqm  that have been sold & they are in band D, that is what I do not understand.

If you had sold your property then you wouldn't have received a notice of a band increase. The VOA can increase or reduce a band at any time. But it would be most unusual for them to increase a band without good reason.

Although this was asked before in a slightly different way, I don't think you answered. On what date did the VOA notify you that your band had been increased?

    Thank you lincroft1710

The VOA did not notify me that my band had been increased, Apparently the Council sent me a letter on 12 October 2017 to say they were going to put the council tax up a band I did see it or not know anything about it.

In April 2022 I checked my bank statement & found the council tax had gone up I then checked my council tax bill & found I was in band E I then contacted the council.

VOA sent me  a E Mail written in red that I found insulating.

VOA sent me  a E Mail ending" Please feel free to contact me if you have any further queries"I did & received an E mail from some I had not had contact & didn't know with saying " I do not intend to review your banding again or enter into further correspondence relating to the outcome of my latest review." What last review? Also attached to my letter were 3 pages of personal details of C**** and F**** H****, I told the VOA this, they replied they will look in to it,

VOA say" there is no right of appeal"! Why

Councils cannot increase CT bands, only the VOA can. I can understand if the council said they were going to increase your direct debit as your band had increased. I would suggest you check your CT band on https://www.gov.uk/council-tax-bands and find out the actual date it went up from Band D to E.

Can't comment on VOA and e-mails as VOA stated using e-mails after I left, so I don't know why they would use red. I think you meant "insulting" rather than "insulating" .

VOA don't (or at least didn't) retain any personal details, so do not understand how they came to send you those of C and F H and I think they would be more concerned about their details being shared rather than you would be in receiving them.

There is no "right of appeal" against a VOA decision not to reduce a band where a CT payer was unable to make a formal appeal against their band, because it is not covered in CT legislation.

If you are unhappy about how the VOA have handled the matter I can only suggest you make an official complaint via the VOA website, but it will not get your band reduced.
