Thanks for the info but think we are sorted out now.
Out of allll the mortgage companies we tried only 2 would lend on an unrepaired house and the rates were a rip off. 5% above normal mortgage rate and £2,000 fees to set up .
In the end we used HSBC at 6.9% to borrow 25k and are now scraping together the other 6k.No set up fees etc so save a few bob there .
Cheers for all the replies, and its not too late (yet) to tell me NO.
