Council tax band reduction refused

I rent an end terraced house which hasn't been sold for more than 25 years.The house next door is built in front of mine so I have no front garden or parking space.I discovered that this house, detached and bigger, is in the same band as I am. On the other side, the house is also in the same tax band, but has parking space in front, so I think mine was always worth less. Also, the rest of the terrace has right of access over my garden, which I think lowers the value.  I found a few terraced  houses in the road which are in the lower tax band, and appealed on these grounds, but was told I had to find a similar house for comparison. There isn't one which is the same. I am afraid to present my case at court. What can I do? The landlord does not seem interested in getting involved. Thanks for your interest.

Just present your case on the evidence you have. The VOA will have to send you their evidence before the hearing, so you can decide if in light of these your band is fair and reasonable. Do remember that as there are only 8 CT bands in England, there will literally be millions of different properties in the same band. Because of the band widths, there will be properties worth less than others in the same band.
