Does mortgage offer cancel out previous offer?

We were buying a house, had survey and mortgage offer, and searches completed then changed our minds. This was March this year.

We set about buying another house, new survey and mortgage offer, this has now fallen through.

if we went back to the original house would we need another survey and mortgage offer or can they just reuse the originals? (I’m pretty certain they can use the searches?)

Thanks 😃

Would the vendors of the first place even consider another offer from you after you changed your mind once before?
  • It’s a new build, the builder is really not concerned.

@SuperSonicDog With respect to the mortgage -

Mortgage offer - If mortgage offer 1 and mortgage offer 2 were with two different lenders, then unless you explicitly cancelled mortgage offer 1, it should still be valid until the expiry date.

Valuation - Can't guarantee it but typically lenders will be able to 'refresh' the valuation on a desktop basis if one was carried out within the last x months.
