House transfer of equity??

I didn't know where to put this.

My mother passed away who was divorced from my father. In their financial settlement they would own 50/50 upon one of them dying. I'm the only child. 

On the deeds the property is only on my late mother's name. Not my father's.

My father doesn't want the property to be put on his name as he has other property and interest.

How can we do this? There's no will in place. And would this cost alot of money and do I need a solictor ? How will I do this ? 

It's just a 2 bedroom flat worth 70k.

    You have posted in the wrong forum this has nothing to do with mortgages.

    If the property is solely in her name then it passes to her children under intestacy laws, so you can apply for letters of administration yourself you  do not need to use a solicitor for that. 

    The complication is the financial settlement  which does not seem to have been followed through, but as you father has no interest in claiming it I think you can probably ignore it.

    When you say ignore it. Do you mean just get the letter of administration. 

    And then just go straight to land registry with the letter of administration and get m name put on the deeds ?
