    Could you give both bedrooms to the kids and you camp out downstairs for a year or 2, then your debt will be lower and mortgage more manageable. How long until your daughter leaves home (I take she is older than your boy), you may be able to make your little house more cosy for now just with some reshuffling.
    (Sorry my space  bar is  knackered on my laptop!)

    Thanks for your reply. The thing is we  have been doing  this for  the last 5 years, I have a  sofa bed in the lounge  and  a double bunk with single above in the bigger bedroom  for my  son  but  there's  nowhere to put clothes in my daughter's  room so  everything is in the larger bedroom. My DS is 13 and DD 12 next month.

    I'm really fed  up  that we share this tiny space together   :( I can't put washing out to dry (no  garden). I'm also working from home so it would be nice to be  in a home I actually like.. I'm  50 this year and can't believe we  are still in  this position, everything is so much more difficult on a single wage!

    I have  been here since 2007 and the house is coming out the same price as my ex-H and I paid for it back  then!! Ridiculous
