No new built warranty or architectural cert

So I’m looking for wisdom and hopefully reassurance while I pace about the room for the week awaiting the mortgage company to respond to us!

we have found a property which was a self build. Had a full structural survey of which all good and surveyor very complimentary regarding build quality 

however in the Sellars solicitor has advised that the property never had a new build warranty or architectural certificate. I think owner was planning on living in long term. Now 11 years on he’s selling. Obviously the warranty would have expired by now but the lack of one ever has been raised as a potential issue.

my solicitor has reported the above to our lender for their consideration.

any ideas on how likely this is to cause an issue with our mortgage? Feeling super nervous!

    If it is over 11 years, I dont think there will be a problem but its not something I have come across before. 

    There are policies such as global home warranties you/the seller can purchase but I dont think it will be necessary. I reckon @Kingstreet will know the answer.

    A 10 year warranty would be no use after 11 years anyway. It's irrelevant.

    So what’s been suggested is that it might indicate lack or oversight/ that it was actually refused 10 years previously. But I’m presuming. Possibly naively that any issues as this would have been picked up by full structural survey?

    It's up to you, lenders don't need this to be checked. Hardly uncommon for selfbuilds so I wouldn't say it indicates anything in particular.
