I wouldn't quite call it delusional, but there is strong resistance to recognising that the game has changed
It was possible for some people to use gearing to make plenty of money in property when interest rates were low and values rising, but recently both those trends have turned.
And the gain isn't fully made until the borrowing is cleared. Now the gearing has the opposite effect, tending to magnify losses0
