It seems harsh to have to pay a fee to sell when someone else burnt my house down, and I can't live in it nor rent it in it's state. Considering the relatively small number of house fires gutting properties, surely the mortgage company could waive the fee in these unusual circumstances?
You are running a business with buy to lets.   Why should another business lose out because of something that had nothing to do with their decisions?

You should have insurance for the repairs and insurance for lost income.  So, whilst you get some inconveniences, it isn't going to affect you much.

Is it worth contacting Financial Ombudsman?
And what would your complaint be?    Dear FOS, I am angry that my lender is honouring the terms of my agreement with them.

The lender doesn't require you to repay the mortgage.  You are making the choice to do so.    Unless you were uninsured, which would put you at breach of contract.

The bottom line is that, yes its all unfortunate about your health but this is the business world.

Look, I understand this is all stressful, but since you have insurance, the entire cost of rebuilding the house will be covered by the insurance. That assumes a building company will manage the project and get it done.

you could literally go on holiday and come back to a brand new house without lifting a finger. Once that’s done, sell and move on with your life.

as others have said, nothing the lender is doing is illegal or immoral, if you ask me.

Why has your ill health and the fact there was a fire got to result in the mortgage company allowing you to pay no fees?
If that is the case, I want the same.
