Help with signing over a fair amount of house to partner funding extension

I have just moved into a house that cost £480k, with a £188k mortgage. My partner who is living here with me did not buy the house with me but we are now looking at an extension to make the place more comfortable and she has savings that we could do this with. Likely cost would be about £100k. What's the best option for making sure that they have ownership of a fair part of the house? She can't just give me the money and get a solicitor to draw up some paperwork because I can't make overpayments. So it's easier if she funds the extension and then we work something up. But what's the fairest way to do that?
