Hello, I believe our house is in the wrong brand, currently band G, but neighbours are all F, I have done the neighbours check (same size) and valuation check which it passed, so got in touch with VOA, although they were very nice they said they cannot look at neighbours houses as they have a improvement indicator on their tax band, I asked them to check other properties in our road that I could not find any data other than in a lower tax band, and unless I am going crazy (without doubt bigger than ours) worth more than ours, they said they were on record of being smaller? They advised me that I need to find five other properties the same size metre squared as mine? I have looked and most of the houses in my road that have sold do not have the floorplan available online, tried zoopla, rightmove etc. Seems so unfair that houses in my road and neighbouring roads are worth much more but on a lower tax band? Any advice would be really appreciated.

Houses in a lower band with an improvement indicator are of no use as evidence that your band is too high.


From what the VOA have said regarding house sizes, it seems other houses may have been extended and the VOA unaware, so their bands could be too low.


I would suggest just looking for Band F and G houses a bit further out as well as nearby and see what you can find. There are no shortcuts.
