Mortgage shared ownership poor credit

Asking for a family member with poor credit, first time buyer ,gifted deposit for a shared ownership property and an offer of a guarantee for the mortgage. In full time employment-agency work. I know there are brokers that specialise in this area so I guess I'm just asking if anyone has experience of this situation and how successful an application could be and any pitfalls to be aware of. General advice znd experience would be welcome. Thank you
