How to find a developer to sell our house and land to

We have a large 4 bed Victorian property on just under an acre of garden in the outskirts of Glasgow and would like to sell it to downsize this year. We would like to explore selling to a developer as there is room for several more properties and would like to know where to start the process.

Contact a few estate agents as they will know smaller developers and what interest there potentially would be.

Is this a purely speculative wish that you can maximise the value of the property?
OR, have you developed the idea a bit further with planning permission?
The latter is more likely to realise the highest value for the plot if development land truly is the best future for the site.
