Mortgage with HSBC. Current Rate expires 31st May. Deals change tomorrow. Hold out or lock in 4.4%?

We have an offer of a fixed 2 year for 4.4%.
This goes up tomorrow.
We've got 4 weeks to look for another rate or lock in 4.4 right now.
I am completely uneducated right now. Any advice?

The rates go up tomorrow but it would be a strange coincidence if your offer expires tomorrow. Check your offer letter for when it actually expires.
Also, what is your LTV, as there are better rates than 4.4% out there at the moment?0 -
Our house is worth 268k according to HSBC although true value is around 244k
our remaining mortgage is 182k.A quick look on Comparethemarkets gave the best rate at 4.3% 2 years fixed.0
