House deeds

Hi could anyone tell me how my daughter can get her name put on the deeds of her house. At the moment the deeds and the mortgage is just in her husbands name, she couldn’t get a mortgage at the time because she is self employed and didn’t have enough years of books to grant her a mortgage.
They have been married for 7 years this year so could be put on the mortgage now if she was named on the deeds.

    A remortgage with a transfer of equity would see her being party to the ownership. The existing lender may be willing to add her to the mortgage if a remortgage is unattractive. Paid legal work needed.

    Thanks for your replies, The Unready - her husband was recently in a car accident so they both had a bit of a shake up and discussed it together, they want everything legal and security for their two children.
    Kingstreet - Thank you, can any solicitor do this for them please? they have a good deal on their mortgage at the moment so don’t want to change it until they have to renew but would like the deeds to be updated. Many Thanks

    1. Call current lender and ask to add her to the mortgage and the property
    2.  Have appointment with them and go through income and expenditure, affordability and credit search. Once approved they will likely have to pay a fee.  Probably around £150-£200
    3. If they agree you need to give them details of a solicitor who will do this for you. Any solicitor can do it and it will cost about £200-£300
    4. Takes a few weeks to get sorted and then solicitor will send off the confirmation to the land registry as well as telling the lender it has completed.  At this point it becomes a joint mortgage.  

    Alternative to this if they are refused for any reason is to just get life insurance to clear the mortgage if they havent already, stick it in trust, and do a Will to ensure the assets are going to the right place (they likely will as they are married but a Will makes sure)

    Yes. The “deeds” are all held digitally by the Land Registry these days (unless the property hasn’t changed hands in 40+ years)

    Wales is much lower than England. I think it's £150k.

    Wales hasn't had SDLT since 2018 - it's Land Transaction Tax there. SDLT is England and Northern Ireland only.
