Credit check before completion - accord mortgages

Hi all,
We have 5 days until we complete and get our keys!!
Our solicitor is drawing down our funds on Thursday from accord.
When will the final hard credit check be done? Or does this not happen with everyone? I keep checking my report.
Im just worried as we have secured our broadband deal - which they have done a hard search!

It could be done at any time before completion, or not at all.

Searches for utilities don't affect anything.

Never had a final credit search done...

I'm not saying they don't happen but unless anything has changed and you've declared it, I can't see why they'd do another one.
  • Ok, if our funds are being drawn down on Thursday would the process have started?

Any credit search has been done long ago and won't be done again

No need to worry about your broadband, if you ordered it online or phone you have 14 days to cancel after it is activated at your new home.
  • Ok thanks,
I was under the impression lenders done another hard search before releasing the funds?

Lenders can constantly monitor files for updated information. It doesnt have to be a particular process where they go in and press a button for a new credit search on a specific date or a specific point
There will be triggers that lenders will be on the lookout for.  CCJs, Defaults, Bankruptcy, large new finance arrangements.   They arent going to be concerned with a broadband account

And they wont do anything after a CoT has been sent by a solicitor requesting funds as this is when they usually exchange contracts and if the mortgage gets pulled you will be financially ruined.   Imagine a lender having to justify to the press that they ruined someone because they took a broadband contract out

  • Ok thanks for your help.
I’m such a worrier and over thinker that it’s all I’ve been focused on the past few weeks is a hard search from talk talk will risk our house.
I will feel happier once we have keys in hand on Friday!
