HSBC Remortgage - Fixed to variable

Hi all
We are due a remortgage in July. If we move from fixed to variable rate - does this constitute a new deal that requires underwriting or is it a simple rate switch i.e. like when i switched from fixed to another fixed deal which was just accepted?

If remaining with the same lender, it's a rate switch or product transfer and there is little/no underwriting.
