Removing a Borrower from Mortgage

When my wife and I took out our current mortgage 15 years ago, we still hadn't finalised the sale of our old mortgaged property so we had to include my father-in-law on the new mortgage to also have his income taken into account, so the mortgage was in three names. We never got round to changing that when we paid-off the original mortgage a few months later, and he recently passed away. I'm a bit concerned about opening a can of worms if I ask my lender to remove him off the mortgage - are they likely to insist we re-mortgage, or will they just run an eligibility check on me to ensure I'm still a good credit risk? My father-in-law never contributed to any mortgage payments, they were all made by me and he has never had a financial interest in our house beyond this mortgage.

Is he on the deeds as well as the mortgage? If so, you will need to remove him from that. I hope there is a document specifying that he isn’t a beneficial owner otherwise part of the property value could become part of his estate.
I agree with the previous poster, why didn’t you reduce your current mortgage when you sold the previous property? How come you haven’t needed to remortgage anytime since?
