Mortgage on empty property

Hi All,
any advice gratefully received.
We are recently divorced and the family home is up for sale, it is vacant and the fixed rate mortgage has ended and a new variable rate is now is place, As I was paying the mortgage before, it has now been deemed by court I continue to pay until the property is sold.
the mortgage has increased by £300 per month and my Ex is refusing to contribute and is happy to delay the sale by not agreeing to any lower offers.

I Cannot restructure to existing mortgage as the house is empty and I am not in a position to move back in,
I cannot get a buy to let mortgage without a tenant, which again my ex will not agree too,
is there any other type of loan I can take out against property till it is sold pending the court action to force the sale.
The loan outstanding is £67k against House sale valuation of £240k to £250k
