Best 5 year rate inc costs

Hi
What are the best 5 year rate you aware of or a link to a compare site.
The best I've found is 4%, I think as not taken one out for yonks so don't understand the full calculations inc fees etc taken into acount

The best deal including costs will depend on the size of the mortgage.

I've found something - looking at over the 50k and less than 500k
I'm getting best rates at about 4.8/9 then the second figure is higher about 5.8/9 inc about 1k fees0
