tomorrow is completion day for me what could go wrong?

what could possibly go wrong? tomorrow is completion day for me but my broker has spooked me a bit. she sent me and email saying this

That’s no problem. I hope all goes through ok for you tomorrow.

    Sounds like a generic "I'm here if you need me" message to me.

    Yes there are things that can go pear-shaped -  money not going through when it should, getting to your new home to find out the people there are refusing to move etc - but they are most definitely not the norm.

    the house is laying empty. do you mean the lender deciding not to send the money. could that happen?

    Very very very very rarely a conveyancer might err and not send the money in a timely manner where there is a chain that might be impacted.
    It tends to be a mistake on someone's part and is not worth getting frazzled about because thousands of house sales go through all the time with no problems at all.

    the house is chain free. i dont find it very helpful a broker sending a message like the first one.  i asked the broker could there be a problem and this is what i got back
    You would be best to speak with your solicitor about any concerns in relation to the completion, I don’t have any input at this stage or get any more updates than you.

    Your solicitor handles completion. He/she submits the Certificate Of Title and requests the funds for a particular date. Your broker was wishing you well. He/she is correct. Once the offer is issued there is very little for a broker to do to influence the outcome unless an amendment is needed.

    okay i guess i spooked myself. i was reading an article a few weeks ago where lenders where withdrawing the offer on completion day

    That hasn't happened to me in 38 years. TBH there's no point worrying about something until it happens as there is probably nothing you can do to prevent it.

  • I can't imagine reading such a simple message as that and being 'spooked' by it. She's wishing you the best, that's all.
    I guess we're all different though.
    Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker
  • Here's my completion day story from this summer

    - I was in a chain (buying and selling)
    -  My buyer's fund came through to solicitor
    - Solicitor miscalculated and sent the wrong amount (lower than needed) to the seller so vendors solicitor could not instruct estate agent to release the key
    - Removal van failed to turn up on the day
    - Panicked but found someone else who turned up
    - I made the £150 shortfall payment by card to my solicitor to enable completion
    - The shortfall was paid to my vendors solicitor but it took hours to arrive
    - Meanwhile removal van was loaded but i had no key so removers then just sat in their van while I was being charged £100/hr
    - Money made it from my sols to vendors solicitor as confirmed by the estate agent
    - However estate agent couldn't release the key until instructed by solicitor
    - Solicitor had then gone out for lunch as was uncontactable 
    - I'm being charged 100/£hr by the removal team who sat waiting in their van
    - Finally vendors solicitor confirmed payment received, completion done and keys to be released
    - I went to the estate agent to pick them up with removal van
    - Turns out estate agent is on holiday and they couldn't find the keys
    - They thought the keys were in a safe in another branch but couldnt find the combination
    - when they got in, they found they were not there
    - Finally found the keys in a drawer.
    - I handed my old keys back to the other agent for my buyers
    - It was now 5pm and the removal team finally got around to unloading my furniture.
    - 8pm and 10hrs later I had managed to move it.

    Apart from that completion day went pretty smoothly.

    Likely the broker meant that they hope its smooth, i.e. you get the keys as early as possible. I had no issues my side but didn't complete until after 5pm, then the EA couldn't find the keys and asked if we could come back the next day (we politely said no) and the removal company giving us a swift deadline (an offer of a chippy tea for the lads sorted that out).

    To anyone else (not sure OP updated that all was ok) there may be issues but i doubt it would be due to your mortgage as that is likely on its way if you are due to complete the next day.
