Mortgage for Building under 18m, with Timber balcony and No EWS1

Good afternoon, I am stuck with a residential mortgage (my lenders doesn't have Buy to Let product) because we haven't got an EWS1. The building is under 18m and it's mainly brickwork. The main issue is that it has timber balcony and a tiny amount of cladding in the stair core. The management company doesn't have intention to request an EWS1 and it's not thinking to carry out any remediation works (change balcony at least, or remove the small amount of cladding).
I was wondering if anyone in a similar position have found a lender for a mortgage / remortgage? I just need to swap to buy-to-let but it seems to be impossible.
PS: I have asked for a consent to let, and I got it for just one year. I know, my mortgage advisor suggested me the worst bank ever 4 years ago

I doubt you're going to get a mortgage on it until the timber balcony and cladding is sorted. I tried to buy a similar flat (timber balcony) in Manchester as a BTL 2 years ago but my broker couldn't find a high street bank that would consider at 75% LTV.Doesn't anyone else in the block need to get the EWS1 issue sorted one way or the other?1

I know. For what I am aware there are a couple of neighbours that need to re-mortgage..so this issue must be resolved. Last year one flat has been sold for 150k (cash buyers only) when the actual valuation is 180/190k.
I read that barclays, HSBC , LLOYDS and some other banks offer mortgages without EWS1 but I think the timber balcony are not accepted. Hopefully someone has found a lenders...even if O doubt0
