Renting, Help please.

Landlord selling,  Property subject to contract on the agents site this week. Understandably I wont have any information regards to the buyer ect.

By text the landlord request a huge rent increase, rest  at the property while looking for somewhere to move.

Received no section 21 received no notice regard rent increase.

Unsure what to do but.

Rent is due this month.
Continue to pay pay the original rent to landlord?

If property Sold as, Sit in tenant.

What happens when property exchanged?, What happens to deposit? 

No inventory agreed at the start of tenancy so I assume it's sold as seen by buyer.

Pay rent to new owner after exchange? 

Am trying my best.
The private rental market is very challenging in these current crisis times.
The council nothelp until receive section 21.

Feeling very alone & vulnerable.  Health.

Really reached rock bottom

Very much appreciate shared experience advice,help.

    I suggest you sit tight.

    If the house is sold you are a sitting tenant, you should be contacted by the new owner / landlord, with bank details etc, you will just pay the rent to a different person.

    Your landlord is doing it all wrong.  If he wants to sell as a vacant possession, he would need to terminate your contract and evict you before he markets it.

    If he is selling to another landlord, you sit tight and get a new landlord.

    Just what does it say on the agents site re the sale?  (post a link?)  is he "offering" vacant possession?

    Just pay your normal rent when it's due.
    Landlord and estate agents are keeping you in the dark about your home ( very stupid )
    Why not have a look in the rightmove website and check out the advert about your home.
    Does it say property will be sold with vacant possession ?
    The Landlord needs to serve notice of any rent increase
    The Landlord also needs to serve a Valid S21 ( eviction notice )
    It could take months to evict you and unless the LL is selling to another LL they will need the property empty before they sell it to buyers with a residential mortgage.
    The LL could offer you help to move and find a new rental !

    If the property is sold (assuming Eng/Wales) your tenancy agreement remains unchanged. You simply get a new landlord.
    * The new owner/LL must inform you as per https:     //www.legislation.gov.uk/ukpga/1985/70  section 3
    * rent remains the same unless /till old or new LL changes it by correct process. See
    Post 5: Rent increases: 
    when & how can rent be increased?
    * deposit is not your concern. New owner should (may!) get it transfered into his name, but if not, makes no difference. When your tenancy ends/you leave, you claim deposit from the then LL (whoever it is). If he's not transferred it as part of his purchase, his problem. He's outof pocket, not you.
    * rent payment. Is due to the current LL untill you are formally informed of the change (see LL/T Act above). However you may choose to retain the rent to one side pending this.
    *  assume by 'itinary' you mean 'inventory'? If there was none when the tenancy started, then if/when your tenancy ends the then LL (whoever that might be) will struggle tomake deductions from your deposit. You should not agree a new inventory now (ie mid-way through your existing tenancy).
    Basically, you should do nothing at present. You have a valid tenancy which continues unchanged. Whether you can be served a S21/evicted (by existing and/or new LL) depends on your tenancy type: fixed term? Periodic?

    The house not sold yet, sold yet  SSTC.
    Landlord owns property at the moment.

    Until contacted, not know new owners plans ect.

    No rent increase by correct process.

    Yes no 'inventory' done.

    Tenancy fixed 6 months Nov 2011 - May 2022. With rent. Periodic.

    The rent increased by text no proper process or new tenancy ect.

    Yes agree landlord doing this all wrong.

    Manage themselves.
    Without notice.  Request me to do viewings.

    Freehold.

    The Landlord not served  Valid S21 ( eviction notice )

    Could maybe be cash buyer without mortgage.

    The LL unlikely offer help to move and find a new property.

    The power is in your hands and not the Landlord or estate agents.
    If the Landlord wants you out quickly so they can sell the property with Vacant possession they need You to play ball.
    Right now the LL wants there cake and eat it so to speak !
    You carry on paying the rent till the day they want you out because the new owners want to exchange and complete.
    If you say Oh Sorry we have not found a place to Rent we like and can afford the LL has to go down the S21 and courts route which might take 6/8/12 months.
    Now for say £4/5,000 you might be willing to move out in 2/3/4 weeks.
    The Rightmove advert stated Vacant possession so buyers " think " you have been served the correct notice and will move out when requested.
    Could be cash buyers ? Could be a BTL landlord, Could be Harry and Megan and 2 lovely kids but you don't need to move until correct notice is given and courts allow LL to take possession with bailiffs knocking at YOUR door

    Don't worry, if its been marketed as with vacant possession then it won't get to exchange until it's vacant. Your LL is clueless.
    Is the tenancy regularised, deposit protected? GSC, EICR, How to Rent booklet etc?
    No free lunch, and no free laptop ;)
