Santander Mortgage Porting

COMPLICATED!! Has anyone experienced porting a mortgage with Santander. We completed and paid early settlement fee in Sept and are hoping to get this back and that rate. Advised we only have 3 months to complete on new home but have the mortgage offer issued last week and says this information is valid until march 23. Anyone gone over the 3 month deadline? Was the offer changed or still go through at offer rate? We are now thinking there is no point porting (borrowing more) as the rate on this part will go up and we have a good rate for the rest of the mortgage so would b cheaper not to especially if we dont get refunded early repayment charge. Also it means we pay back 2 loans which is rather messy!! Broker is asking the question so fingers crossed it can be changed all to the new rate.
