RICS level 3 valuation suggests current band too high...

Options
Can you kindly advise per experience if having a credible property valuation can be used to challenge current band.

Valuation = £175k = c£43k in this area in Apr 91.  This is lower band B.  House is currently C.  Haven't check neighbours - but even if theirs is higher wouldn't a professional valuation be strong(er) evidence?

Using a valuation carried out over 30 years after the CT valuation date and using indices to work back is NOT strong evidence. If a valuation had been carried out during the period 1990 - 1993, then that would be much better evidence, but not the best. The best evidence will always be an actual sale around April 1991.
