@rockape82 Lenders have indeed updated their respective mortgage affordability calculators between March and now, but the changes simply aren't big enough that an amount that was affordable in March would be unaffordable in October with a pay rise and a substantial reduction in monthly outgoings. In fact at some lower LTVs and higher income levels NatWest affordability has actually been loosened in the past 6 months.

This is the affordability calculator that NatWest uses for intermediaries. It might be worth playing around to see what it returns.
