Santander raised enquiry before release the fund
5.3 Please provide us with the NHBC documentation for the property to show that the Property was constructed with NHBC carrying out building control as stated by the vendor
5.4e) Are there any electrical power outlets or switches for the lighting in the conservatory
f) Is there heating in the conservatory and is it independent of the heating of the main building.
5.5. Is the Property now vacant
5.6 Please provide us with this year's service report for the boiler.
5.7 Please provide us with the NHBC documentation
5.9 Please can you confirm when the conservatory was built.
I’m wondering why lender enquired these basic information and what will happen if we can’t answer the question correctly. Thank you.

So since its a purchase, your solicitor is also Santanders solicitor. So they are best placed to ask why they need to get these questions answered

@jackhome123 What JMA said, it sounds like something the buyer's solicitor (usually also acting on behalf of the lender) would ask the vendor's solicitor.

Looks like buyer questions. Just truthfully answer to the best of your knowledge. If the boiler hasn’t been serviced in the last year, then say so. We got asked a similar question in the past and all I said was that we’re happy to do one if the buyer will fund it. re: NHBC - they’re usually 10 years aren’t they? Might want to tell them those questions are irrelevant as the warranty has expired.1 -

Sounds like they are trying to confirm if you convervstory requires building sign off or not.
Normally these things would be answered before completion is set...0 -

Might want to tell them those questions are irrelevant as the warranty has expired.Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0 -
Thank you for all response. My solicitor just received final enquiry as below:
Lender solicitor is asking about seller to contact NHBC and obtain duplicate of the final certificate or an email confirming that they had responsibility for building control on the development.
However, Seller’s doesn’t have NHBC final certificate as they didn’t get it from previous owner when they bought the house. So any one know how we can get the NHBC certificate. Thank you.0
