    Don't let me stop you from appealing but everything you've mentioned above will already have been looked at by the valuer and I don't think you'll be telling them anything new.
    I don't know the nuts and bolts of it but I do know that some BTL banks will let the broker discuss the property with their valuer before putting in an application so it would be good to get your broker to do that.
    Which lender is it? I had the same (or similar) reason as a decline a few years ago by Skipton for an ex-LA flat in E1.
